Thanksgiving is just about here, and we’re seeing buyers gobble up homes, condos and land. So we remain busy!
We are also optimistic for 2014. If you recall this past year, January and February were smokin’ with lots of contracts being signed. There’s the chance we could see a winter run in 2014 as well.

Looking at the market over these past few months, this week I wanted to share recent reports published by Trulia.com on the local market.
In Wilmington, NC, the average price per square foot was $121, an increase of 3.4% compared to the same period last year. The median sales price for homes in Wilmington NC for Aug 13 to Nov 13 was $182,000 based on 547 home sales. Compared to the same period one year ago, the median home sales price decreased 3.2%, or $6,000, and the number of home sales increased 26.3%. There are currently 2,062 resale and new homes in Wilmington on Trulia, including 24 open houses, as well as 152 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Wilmington NC was $372,232 for the week ending Nov 06, which represents a decrease of 0.4%, or $1,371, compared to the prior week. Popular neighborhoods in Wilmington include Landfall and Mayfaire, with average listing prices of $975,003 and $308,493.
The median sales price for homes in Kure Beach, NC for Aug 13 to Nov 13 was $244,500. The average listing price for Kure Beach homes for sale on Trulia was $469,898 for the week ending Nov 06, which represents an increase of 2.8%, or $12,685, compared to the prior week and an increase of 3.6%, or $16,296, compared to the week ending Oct 16. Average price per square foot for Kure Beach NC was $202, an increase of 15.4% compared to the same period last year.
Average price per square foot for Carolina Beach, NC was $216, an increase of 35% compared to the same period last year. The median sales price for homes in Carolina Beach NC for Aug 13 to Nov 13 was $235,000 based on 50 home sales. Compared to the same period one year ago, the median home sales price increased 13%, or $27,000, and the number of home sales increased 19%. There are currently 306 resale and new homes in Carolina Beach on Trulia, including 1 open house, as well as 35 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Carolina Beach NC was $479,013 for the week ending Nov 06.
