Weekly Real Estate Market Report for June 20, 2012

Summer is here, and there’s an excitement on the island that I have not seen in years. The farmer’s market is buzzing, the beach festival was a hit, and there are great events plan all summer.
One of my favorite sites is CarolinaBeachGetaway.com, where you can read more about the island, and see a schedule of events!
This week I wanted to summarize island sales through May of 2012, and compare this to 2011.
In Carolina Beach, there have been 154 sales through May 31st 2012.
117 of these are homes  or condos, and 37 are home sites. This compares to 133 total sales in 2011 for the same period, 101 of these were home or condo sales, and 32 land sales.
In Carolina Beach, the average selling price (per square foot) for single family homes in 2012 is $177, compared to $171 for the same period in 2011.
The average sales price in 2012 is for single family homes is $256,791 , compared to $248,837 in 2011. My conclusion….we hit bottom and are on the way back up in Carolina Beach!
The average land sale price is Carolina Beach for 2012 is $75,203, compared to $92.003 in 2011. This drop in price is reflective of many Wilmington Beach lots selling +/- $50,000.
Currently there are 252 homes / condos listed on MLS in Carolina Beach, and 82  home sites.
In Kure Beach, there have been 44 sales through May 31st 2012.
38 of these are homes or condos, and 6 are home sites. (For anyone interested in selling, please take note that Coastwalk Real Estate has been the Listing Agent for 5 of the 6 land sales)!!
This compares to 47 total sales in 2011 for the same period, 41 of these were homes or condo sales, and 6 land sales.
In Kure Beach, the average selling price (per square foot) for single family homes in 2012 is $ 191, compared to $195 for the same period in 2011.
The average sales price in 2012 for single family homes / condos in Kure Beach is $371,416 , compared to $455,415 in 2011.
This decrease is in part due to an increase in condo sales (with lower price points), in addition to some “ramblers” that have SOLD. These figures also demonstrate that the “higher end home market” has not yet rebounded in terms of sales volume and prices.
The average land sale price is Kure Beach for 2012 is $263,417, compared to $177,929 in 2011. This increase is reflective of several ocean front lots being purchased this winter (raising the average price per lot sale).
Currently there are 100 homes / condos listed on MLS in Kure Beach, and 48 home sites.
