Weekly Real Estate Market Report for August 29, 2012

As summer winds down, I thought  you’d like to see a sampling of homes that we have recently SOLD at the beach (and we have SOLD a lot!!!).
Whether you are buying or selling, this can be good information to use in your analysis of the market. Of course if you want more detailed information, please do not hesitate to call or email us anytime!
Here are some recent sales….
305 North Carolina Ave, Carolina Beach – This was a beautiful new home by Ocean Grove Cottages. It had 4 bedrooms plus a bonus room and 3.5 baths. It is located just a few blocks from the beach, and was purchased by Raleigh buyers for $ $415,000.
233 Atlantic Ave, Kure Beach – This older beach cottage is located on one of my favorite streets on the beach, Atlantic Ave! It has tons of potential. It was purchase by an investor from the Boston area for $500,000.
1009 Carolina Beach Ave South,  Carolina Beach – This was an older ocean front cottage. It needed some TLC, but had super potential as well. It is located on a quiet street, south of the Lake. It has its own private walkway to the beach. It was purchased by Pennsylvania investors / buyers for $460,000.
337 S Fort Fisher Blvd #1 – This was an ocean front duplex that was really pretty inside. It had a lot of upgrades, an elevator, a garage, and a shared walkway to the beach. It was purchased as a second home for out-of-town buyers for a price of $649,000.
749 Settlers Lane, Kure Beach – This was an older home  located in Kure Beach Village. It had 3 bedroom and 2 full baths, and SOLD to Raleigh-area buyers for $282,000. It had a nice location that boarded the buffer area, and great curb appeal.
1100 S Fort Fisher Blvd #2302, Kure Beach – This condo was tucked back in the Live Oak trees and overlooked the pool. Although it does not have any views, it was remodeled with granite and nice finishes inside. This condo SOLD to a local buyer for $207,500.
302 N 8th St, Carolina Beach – This was a new home by SANCO Homes. It sits on a nice lot outside the flood zone, and provided 3 bedrooms , 2 full baths, and about 1,500 sq ft. This was purchased by local buyers for a price of $235,000.
510 Seahorse Place, Kure Beach – This is a home site in Seawatch. It was purchased by an international client as an investment. This lot was purchased for $190,000.
1411 S Lake Park Blvd, Carolina Beach – This was a smaller condo in Salty Hammocks. It had nice ocean views, although it was not directly on the ocean front. This condo was purchased by Raleigh-area buyers for $192,500.
